The recommended maximum number of people is 15. On the ground floor, there are 2 bedrooms for 2 people each. On the first floor, there are 3 bedrooms for not more than 3 people each (one pull-out bed in each room) and 1 sofa cum bed for 2 people.
From beginning of December to end of April, the shortest rental duration is one week. The booking of the cabin is more flexible during the rest of the year with a minimum rental time usually of three nights. Please contact us at sales@milis.fi for long-term rental agreements requests.
The following rental conditions apply to the leasing of the rental chalet in Katajapolku 8 in FIN-95980 Ylläsjärvi. Milis Chalet Oy as cottage owner and rental company is referred in the text by the term „Milis“. The booking of the rental chalet as well as the rental conditions get binding for Milis and the tenant by payment of the full rental price (if the rental start is in more than 3 months) or by payment of the deposit (if the rental start is in less than 3 months; details see below in the section “Booking & payment). The legal minimum age limit for the conclusion of a rental agreement is 18 years.
BOOKING, PAYMENT & CANCELLATIONS
Booking & payment
Under condition of availability of the rental chalet, the tenant will get a provisional booking confirmation by email or text message from Milis. The provisional booking confirmation contains information such as rental dates, check-in and check-out time, rental price as well as the payment instructions. The provisional booking only gets final by paying 100% of the rental price or the 30% deposit: the entire rent is due, if the rental start is in less than 3 months. If the rental start is in more than 3 months, 30% deposit is due and the remaining balance is due 6 weeks before the rental period starts.
Cancellations
Cancellations must be done in written. Receipt of the cancellation note is crucial for determining the cancellation period below. The cancellation fee is
In case of serious illness, accident, death or force majeur in the household, the tenant has to contact Milis as soon as possible and before the start of the rental period. As base for any discussion related to reimbursement, reliable documents must be presented. Any cancellation made during the stay does not qualify for any refund in the cases mentioned before.
Milis is not liable for any damage or inconvenience caused to the tenant by unforeseeable or unavoidable obstacles (force majeure) or by any other similar reason (including power failures, natural phenomena, animals or insects) not originating from Milis and with effects of which Milis cannot reasonably be expected to have prevented.
In case of unforeseeable or unavoidable obstacles (force majeure), Milis has the right to cancel the booking. In this case, the tenant is entitled to the full refund of the rental price. Milis is not liable for any damage or inconvenience caused to the tenant by events related to force majeure or any other similar reason (including power failures, natural phenomena, animals or insects).
Milis can cancel the booking if the rental price is not paid on time.
CHECK-IN, CHECK-OUT & KEYS FOR THE RENTAL CHALET
Check-in & check-out
The binding check-in/check-out dates and times can be found on the provisional booking confirmation. Any other check-in/check-out times on written approval by the key service company or by Milis only.
Keys for the rental chalet
At arrival the keys for the cottage must be picked up from the key service company. The key service company’s contact information will be sent with the booking confirmation. In case of loss of one or several keys, the tenant is obliged to pay for the cost of new locks and any other related expenses. If additionally the key service company is required to open the door during the tenant’s stay, the tenant will have to cover also these expenses to the key service company.
CLEANING
The final cleaning is included in the rent. However, the tenant is responsible for the following tasks:
Any additional cleaning activities due to the neglection of these cleaning duties will be charged to the tenant, besides a separate handling fee of €50 and any arising collection fees.
DAMAGES, SMOKING AND EXCESSIVE POLLUTION
The accommodation including carpark and annexes, all the movables, electrical and other installations, grillhouse, outdoor sauna and the plot will be checked after each rental. Apart from the cost of repairing the damages and the extra cleaning cost, a separate handling fee of €500 and any arising collection fees will be charged to the the tenant.
By no means smoking is allowed in any of the buildings. In case of violations related to smoking, the extra cleaning cost, a separate handling fee of €500 and any arising collection fees will be charged to the tenant.
OTHER CONDITIONS
Maximum number of people in the chalet
The recommended maximum number of people is 12. On the ground floor, there are 2 bedrooms for 2 people each. On the first floor, there are 1 bedroom for at least 2 people, 1 bedroom for at least 4 people and 1 sofa cum for 2 people. On special agreement there is the free option for extra sleeping places in the bedrooms on the first floor (pull-out beds).
Bedlinen, towels and toilet paper
Bedlinen, hand towels and towels are not included in the rent, but can be booked for €30/person. If the tenant wants to modify the reservation related to bedlinen, hand towels and towels, an email must be sent to sales@milis.fi not later than 24 hours before arrival. Toilet paper is included in the rent.
Electrical Vehicles
In the carport, there is one charging station for electrical or hybrid vehicles, available against a separate weekly rental fee of €50, payable upfront according to the section „BOOKING, PAYMENT & CANCELLATIONS“. The access card to activate the charging station will have to be picked up at arrival from the key service company. The charging station must only be utilized by the tenant and other visitors of the rental chalet. Ordinary electrical sockets must not be used to charge electrical or hybrid vehicles, the tenant is liable to any financial damage occuring from ignoring this prohibition.
Fire-wood
Firewood is included in the rent. There is some firewood next to the fire-place, in the grillhouse and outdoor sauna. More firewood can be fetched from the separate storage room next to the double-carport.
Grillhouse and outdoor sauna
The use of the grillhouse, the outdoor sauna and the firewood is included in the rent. The tenant is expected to apply particular care and diligence related to the use of the fireplace in the grillhouse and the wood burning heater in the outdoor sauna.
Tents, hot tubs and caravans
Tents, caravans and the use of rental equipment such as hot tubs or mobile saunas are not allowed.

During peak season (weeks 51 – 17), early check-in and late check-out might not be available due to tight cleaning schedules. If no special schedule can be arranged with the key service company, maybe you can find a bilateral agreement to leave the luggage to the key service company.

At arrival please pick up the key for the chalet from the key service company. If you cannot get there, please contact the key service company to find another key arrangement. You will get detailed information about the key service company and picking up the key with the booking confirmation.

Cosy Harvia-sauna with electrical stove model „Cilindro PC90XE“ (9 KW). The sauna can accommodate up to 6 people. Double rainbow shower, toilet and lavabo with adjoining dressing room.
The kitchen is well equiped with appliances, utensils, crockery and cutlery, glasses, tea and coffee cups. There are dish towels, washing-up liquid and at least one roll of kitchen paper for the beginning. Basic spices, coffee maker filter paper, salt or sugar should be available in the chalet. Due to tight exchange time between rentals, it might happen that kitchen stocks are not always replenished. Toilet paper is included in the rental price. For children, there is a travel cot, a foldable high chair and a potty. The heated outdoor wax room is equiped with a working table, a swix wax iron and a ski brush set.

The restaurant offer ranges from Finnish fine dining to traditional Lapland menus and ends with international cooking and fast food. Of course, you can also warm up and enjoy a tasty meal or snack in one of the slope restaurants or cosy cafés alongside the cross country-ski tracks. If you prefer to stay in the chalet, you can also order catering services.
If you prefer to prepare the food on your own, you find many ingredients in the local grocery shop Eelin Kauppa. If you do not mind travelling to Äkäslompolo, you can find Lapand’s largest food market Jounin Kauppa in the neighour village, only 15km away from Ylläsjärvi. You get easily there by your own car, SkiBus or taxi on the scenic road that offers splendid views of the unique scenery of Lapland.

The SkiBus brings you for example to the close Ylläsjärvi ski centre with its restaurant and service offer, to the local grocery shop Eelin Kauppa (offering optional home-delivery) and it also connects the two villages Ylläsjärvi and Äkäslompolo where more restaurants, shopping possibilities and services are available. The cross-country ski-track is literally next door to the chalet. Alternatively local taxi services can be booked.
